Where do you build?
We primarily build in the Mandurah area (Western Australia) and surrounding suburbs within approximately 20 minutes of central Mandurah. Our most recent new builds have been in Dawesville, Falcon and Silver Sands.
There are many advantages to using a local Mandurah builder:
- We know the local City of Mandurah and Shire of Murray processes and regulations.
- We are always close by should there be an issue on site or a meeting required.
- We have a wealth of knowledge and experience specific to the local area and know how to build for the conditions.
- Where possible, we use trades local to the area with local knowledge and experience that complements ours well.
How many homes do you build a year?
Because our team is small (Villy is both the Builder and the carpenter actually building your home) and being a specialist in timber frame homes, we only build 1-3 homes per year (depending on their complexity).
This means that our start dates do fill quite quickly, and our start dates tend to be booked 6-12 months in advance.
However, the design and preliminary process can take up to 6 months (sometimes longer) and this of course needs to be sorted before any works can begin on site. The earlier you start this process, the quicker you will be ready to book in for one of our next available start dates. Do you provide design services or work on homes already designed?
We are a design and build company which means we work with you right from the beginning of your new home building journey. We provide preliminary service packages which include everything you need to get your home ready for building permit approval (design, engineering, energy efficiency, BAL assessments, full specifications, and the offer of a fixed price construction contract). From there, you decide if you would like move ahead to a build contract with us, the ball is in your court, but at least you have everything you need to submit to council (you just need to decide on the builder which is right for you).
We can take a look at plans which have already been professionally designed by others but our new build start dates are prioritised to those who move through the whole of process with us, right from design through to build and handover.
There are many advantages to this process:
- We understand your budget and what you require in a new build from the start ensuring your needs and wants are given the consideration they deserve.
- We can provide budgetary and technical advice during the design phase so important decisions can be made earlier in the process rather than later when more difficult and often most costly to change.
- We can ensure the correct processes have been factored in from the start which can minimise delays and unforeseen costs being added later.
- Most importantly we get to develop a good rapport and relationship with you from the beginning. A new home project can take anywhere between 6 months to 2 years, that relationship needs to be strong and one that is mutually beneficial, we really value that relationship.
Do you complete small jobs as well as new homes i.e. small one room extensions, decks etc.
Depending on our capacity we can, however our main focus is on new homes.
Sometimes our availability opens in between our new homes to complete some smaller jobs.
